University Multi-Building Atrium Survey - Leeds

The Challenge

A major university in Leeds required condition surveys of 8 separate atrium structures across their campus, ranging from 200m² to 1,800m² in area. The buildings dated from the 1980s to the 2010s, with a variety of glazing system types and conditions. The university needed a comprehensive, standardised assessment to inform a 5-year capital maintenance programme and prioritise expenditure across the estate. Surveys needed to be completed during term time with minimal disruption to teaching and research activities.

Our Approach

We deployed a specialist survey team using IRATA rope access to inspect all 8 atrium structures at close quarters. Each survey followed a standardised methodology, assessing sealant condition, gasket integrity, glass unit condition, framework corrosion, drainage function and structural adequacy.

Controlled water testing was carried out on representative sections of each atrium to verify the weathertightness of joints and identify any active leak paths. Thermal imaging was used to detect hidden moisture within the glazing system and surrounding building fabric. All findings were recorded photographically and mapped onto scaled drawings for each building.

The Result

The survey programme identified a total of 340 individual defects across the 8 buildings, ranging from minor sealant deterioration to significant framework corrosion requiring urgent attention. We provided a prioritised 5-year maintenance programme with detailed cost estimates for each building, enabling the university to allocate capital expenditure efficiently. Two buildings were identified as requiring urgent remedial work within 6 months, and we were subsequently appointed to carry out these repairs.
