Civic Building Atrium Overhaul - Manchester

The Challenge

A civic building in central Manchester required a complete overhaul of its 900m² atrium glazing system, originally installed in 1993. The aluminium framework had suffered significant corrosion due to inadequate drainage design, and the single-glazed panels were thermally inefficient, contributing to high energy costs and poor occupant comfort. The building needed to remain operational throughout the works as it provided essential public services.

Our Approach

Given the extent of framework corrosion, a full strip-and-rebuild approach was required rather than a repair-based refurbishment. We erected internal scaffolding with weather protection to create a controlled working environment, allowing work to proceed regardless of external conditions while protecting the occupied spaces below.

The original framework was carefully removed section by section and replaced with new thermally broken aluminium profiles. New high-performance double-glazed units with solar control coating were installed, and a completely redesigned drainage system was incorporated to prevent the water management failures that had caused the original corrosion. All works were carried out during normal working hours with appropriate noise and dust control measures.

The Result

The completed atrium achieved a 40% improvement in thermal performance compared to the original installation, contributing to a significant reduction in the building's energy consumption. The redesigned drainage system has eliminated the standing water issues that caused the original framework corrosion. The building's EPC rating improved from E to C as a direct result of the atrium upgrade. A 20-year manufacturer's guarantee was provided on the new framework and glazing units.
